THE "FOR SALE BY OWNER" TRAP
|
|
WARNING!
The "For Sale By Owner" trap can be hazardous to your wealth and boat's value
Here's how it works:
Most of us are extremely emotional when it comes to your home, vehicles and yacht. And, take a tremendous amount of pride and joy in them. Often, when the decision to sell these assets arise, the same emotions dictate what we feel the yacht's value should be. After all, you've scrubbed, polished, renovated and upgraded over the years.
The premise is that of, "No problem, lets put her on the market and see if we can get someone to buy and appreciate our time, energy and expense. After all, it doesn't hurt to try and costs very little or nothing, right? WRONG!
Here's the flaw:
The single biggest marketing force working for and against you is price. An overpriced vessel will cause her to sit on the market until she is good and stigmatized. The quality yacht buying individual is sharp, has market savvy, knows what he/she wants and what their wish list is worth. Nothing harms your vessels marketability more than just sitting. It's no different in the real estate business. Streetsmart savvy Realtors know that listing your home too high is the kiss of death. These vessels and homes that sit on the market are well known by the limited buyers looking for her. They sit back and watch your for sale offering month after month. Soon, your gorgeous yacht, your pride and joy, your baby are known by every single potential buyer in that vessel's market. After a certain amount of time goes by, you'll start getting those rediculous offers not worth responding to. Soon you'll lower the asking price. Then those rediculous offers start to look a bit more attractive and eventually, you'll make some buyer extremely happy by acquiring your pride and joy for a fraction of it's worth. Had you listed her realistically with the help of a professional yacht broker with out emotions dictating your business decisions, your vessel would have been long gone, and at a fair price much higher than those that sit.
It's amusing to watch a given 'for sale by owner' just sit on the market, then just shake your head at the market time and the price it ended up selling for.
Whether you choose to enter a business arrangement with Shoreline, or someone else, be sure not to fall into this trap.
FOOD FOR THOUGHT
Pricing, marketing and proper guidance from a professional yacht broker actually saves you money. Not cost you money. Shoreline Yacht Sales will actually invest considerably more time, energy and expense than the typical seller trying to sell it on his/her own. The very broker fee you feared to begin with actually will have saved you a fortune.
